Comparison

The best snagging apps in the UK: an honest comparison

Nine snagging apps compared for UK sites and new builds: who each suits, drawings, offline use, reports and published prices, checked 30 October 2026.

By Snag AI · Published · Updated · 8 min read

The right snagging app depends on who is snagging and what happens to the list afterwards. A contractor running a defect register across many trades needs snags pinned to drawings and shared with every subcontractor. One person who walks a site and owes a client a report by tomorrow needs the fastest route from photo to finished report. A homebuyer checking one new build needs something simple and cheap.

We build Snag AI, one of the apps below. That is a bias, so this page tells you how we compared the apps, puts the others ahead of ours where they are stronger, and links to each vendor's own page so you can check the facts yourself. Everything here was last checked on 30 October 2026. Prices change, so confirm them before you buy.

How we compared them

We looked at the same six things for every app, using the vendor's own website, pricing page and App Store listing:

  • Who it is built for: one person, a site team, or a whole company.
  • Drawings: whether you can pin a snag to a plan, which matters on large jobs where "Level 2, corridor" is not precise enough.
  • Offline capture: basements, plant rooms and steel frames often have no signal.
  • The report: whether you can send it to a client or contractor as it comes out, and in which formats.
  • Writing effort: how much you type for each snag.
  • Price: whether it is published, and how it scales with users.

Where a vendor does not say something, the table says "Not stated" rather than guessing. We have not run a timed test of each app on the same site, so this is a comparison of what each one offers, not a speed trial.

How to choose

Before you look at any app, answer these:

  1. Who logs the snags? Just you, or your whole team and the subcontractors. Per user pricing adds up fast on a big team, and a one-person tool will frustrate a team that needs to share a register.
  2. Do you need drawings? If snags must be pinned to a plan and handed to many trades, pick an app built around drawings.
  3. Test the worst signal on your site. Turn on airplane mode, log ten snags, reconnect and check they are all there.
  4. Ask for a sample report. It should be ready to send, with photos next to each snag, not a raw spreadsheet export.
  5. Count the typing. Ask whether the app writes the description and tags the trade, or whether you type and pick from lists for every snag.
  6. Check what happens at the limit. Find out what stops working when a free plan or trial ends, before you are halfway through a project.

PlanRadar

PlanRadar is a defect, documentation and reporting platform for construction and real estate, with a UK office in London. Snags are pinned to plans and BIM models, it works offline on all plans, and it runs on the web, iPhone and Android. Pro and Enterprise plans include an AI assistant and let you upload your own PDF report templates.

  • Good for: contractors and developers running defect registers across several projects and teams.
  • Less suited to: one person doing quick inspections, where per user pricing and set-up are more than the job needs.
  • Price: Basic $32 a month for 1 user, Starter $107 a month for up to 10 users, Pro from $159 a month; 30-day free trial with no card. PlanRadar pricing

Fieldwire

Fieldwire, part of Hilti, is a field management app where punch lists sit alongside plans, tasks and markups. It runs on iPhone, iPad and Android with a web login, and the plan viewer works offline.

  • Good for: site teams that want plans, tasks and snags in one place, and small teams that can live within the free plan.
  • Less suited to: one person who only needs a snag report; there is more to set up.
  • Price: a free Basic plan for up to 5 users and 3 projects. Paid plans are $39, $64 and $89 per user a month billed yearly. Fieldwire pricing

Dalux Field Basic

Dalux Field Basic is a free snagging tool with drawings and BIM models, for unlimited users and unlimited snags, on Apple and Android devices. Paid Standard and Pro tiers add more.

  • Good for: teams that need drawing-based snagging and handover without paying.
  • Less suited to: anyone who wants the app to write the snag for them, or needs clear report formats; the free tier's export format is not stated.
  • Price: Basic is free; paid tiers are on request. Dalux Field Basic

Snagmaster

Snagmaster is a UK snag, defect and audit system from a Glasgow company, with a web portal and iPhone and Android apps. You can pin and mark up snags on plans, work offline, and export PDF reports in several layouts or Excel.

  • Good for: main contractors, subcontractors and project managers who want a UK built tool with plans and Excel export.
  • Less suited to: buyers who want to see a price before they sign up.
  • Price: not published; 30-day free trial. Snagmaster

Dashpivot by Sitemate

Dashpivot is a flexible forms and workflow platform. A snag list is one template among many site processes, with offline mode and PDF or CSV output, on the web, iPhone and Android.

  • Good for: companies standardising many site forms in one system.
  • Less suited to: small firms; prices are not published and companies of 10 to 99 employees buy at least 10 licences.
  • Price: not published; 30-day free trial with no card. Dashpivot pricing

ArchiSnapper

ArchiSnapper, from Deltek, is a field reporting and punch list app built for architecture and engineering firms. Items are pinned to project plans and the output is a company-branded PDF report. It runs on iPhone, Android and the web.

  • Good for: architects and engineers issuing site observation reports to contractors.
  • Less suited to: contractors and homebuyers, who are not its main audience.
  • Price: not published; 14-day free trial. ArchiSnapper

GoAudits

GoAudits is a general inspection and audit checklist app used in many industries, with snagging as one use. It works offline and online on iPhone, Android and the web.

  • Good for: organisations that run regular audits and inspections as well as snagging.
  • Less suited to: drawing-based snagging; plans are for reference only.
  • Price: Starter $10 and Enterprise $30 per user a month billed yearly; 14-day free trial. GoAudits pricing

Snag AI

Snag AI is the app we build. It is made for the person walking the site: you photograph a defect and the AI writes the snag, tags the trade, location and severity, and can find other snags in the same photo. You check and edit each one. The snag list becomes a client-ready PDF report with an editable Word copy. It works offline and runs on iPhone and in the browser at web.snagai.uk.

  • Good for: site engineers, MEP engineers, clerks of works, quantity surveyors and independent snaggers who would rather not spend the evening typing up a report.
  • Less suited to: projects that need snags pinned to drawings or a register shared with many subcontractors; Snag AI does neither yet. There is no Android app; Android users can use the web app.
  • Price: a free plan with unlimited manual snags, 10 AI scans and 2 reports a month. Pro is £19.99 a month or £149.99 a year, with a 14-day free trial on iPhone.

You can try the AI snag writer in your browser with no sign-up.

Snaggit

Snaggit is a UK app for new-build homebuyers, on iPhone and Android. Its Nova AI, in beta, identifies defects from photos and suggests severity. Pro adds PDF and CSV reports.

  • Good for: a homeowner snagging their own new build on a budget.
  • Less suited to: professionals producing reports for clients.
  • Price: free for 1 property with 1 photo per snag; Pro £24.99 as a one-off payment. Snaggit

Which should you choose?

  • You manage defects across a big project with many trades: PlanRadar or Fieldwire, or Dalux Field Basic if the budget is nil.
  • You are a UK contractor who wants plans and Excel exports: Snagmaster.
  • Snagging is one of many site forms you need: Dashpivot, or GoAudits for audit-heavy teams.
  • You are an architect or engineer issuing site reports: ArchiSnapper.
  • You snag on your own and want the report written for you: Snag AI.
  • You are checking your own new build: Snaggit, or work through our new build snagging checklist and make a report from it.

If you would rather not use an app at all, our snag list template works in the browser and downloads as PDF, Excel or Word. For what changes when you move from paper, see snagging app vs paper and spreadsheets.

We left out apps we could not check properly from their own websites, and apps not yet released. If you make a snagging app and think we have something wrong, email hello@snagai.uk and we will check it and correct it.

Frequently asked questions

What is the best snagging app in the UK?

It depends on the job. For defect registers shared across many trades and pinned to drawings, PlanRadar, Fieldwire, Dalux Field and Snagmaster are built for that. For one person who wants the report written for them, Snag AI fits. For a homebuyer checking one new build, Snaggit is simple and cheap.

Is there a free snagging app?

Yes. Dalux Field Basic is free for unlimited users, Fieldwire has a free Basic plan for up to 5 users and 3 projects, and Snaggit is free for one property. Snag AI has a free plan with 10 AI scans and 2 reports a month, and Pro has a 14-day free trial on iPhone.

Which snagging apps let you pin snags to drawings?

PlanRadar, Fieldwire, Dalux Field, Snagmaster and ArchiSnapper all let you place snags on plans. Snag AI does not; it records the location as text.

Do snagging apps work without signal?

Most of the apps here say they work offline, including PlanRadar, Fieldwire, Snagmaster, Dashpivot, GoAudits and Snag AI. Test it yourself before relying on it: switch on airplane mode, log a few snags, then reconnect and check they all synced.

Can a snagging app write the snag description for me?

Some can. Snag AI writes the title and description from the photo and tags the trade, location and severity for you to check. Snaggit's Nova AI, in beta, identifies defects and suggests severity. With most other apps you type the description.

How much does snagging software cost?

Published prices on 30 October 2026 ranged from free tiers to $159 a month (in US dollars) for PlanRadar Pro, and several vendors only quote on request. Per user pricing is the main cost driver for teams.
