When to snag and report
- Before you completeYou, or a snagger you hire, can usually inspect the home before legal completion. It is part of the New Homes Quality Code and the Consumer Code for Home Builders. Ask the developer for the inspection date in writing.
- Within 7 days of moving inReport cosmetic damage such as scratches, chips and marks. NHBC says it must be reported to the builder within seven days of completion.
- Years 1 and 2The builder is responsible for putting right defects you report. Report in writing, with dated photos, and keep copies.
- If it is not fixedMake a formal complaint to the developer in writing. If the developer is registered with the New Homes Quality Board and it is not resolved within 56 days, or you are unhappy with their final response, you can take it to the New Homes Ombudsman Service. It is free for buyers, and time limits apply, so do not leave it too long.
- Years 3 to 10Your warranty (for example NHBC Buildmark) covers damage caused by defects in certain parts of the home, mainly the structure.

Your snag report
Every snag you add above goes into one PDF, room by room, with your photos and the pass mark for each check. Send it to your developer in writing and keep a copy.
Your ticks, notes and photos stay on this phone. Nothing is uploaded.
This checklist is built into Snag AI
The same 56 checks on your phone, with the proof attached. Developers fix what is written down clearly.
- Tick off each check room by room as you walk round.
- Photograph a snag and it is written up and linked to the right check.
- Send your developer a PDF report, room by room, with every photo.
- Add your keys date and it reminds you when to snag and when to report.
- Works offline, so it is fine in a home with no Wi-Fi yet.

Common questions
When should I snag my new build?
Ideally before legal completion, at the pre-completion inspection, so the developer can fix things before you move in. Then again in your first week, because NHBC says cosmetic damage must be reported within seven days, and keep a running list for the first two years while the builder is responsible for defects.
Should I do it myself or hire a snagger?
You can do a thorough snag yourself with this list and a few simple tools. A professional snagger brings experience and equipment such as moisture meters and laser levels. If you hire one for the pre-completion inspection, the developer can ask that they are suitably qualified, for example a member of RICS or the RPSA.
How many snags is normal?
Plenty. In the Home Builders Federation survey of buyers eight weeks after moving in, over 9 in 10 reported at least one problem, and about a quarter reported 16 or more.
What is the best way to report snags?
In writing, with a clear photo of each snag, the room it is in and the date. Keep a copy of everything you send. A list the developer cannot misread gets fixed faster.
